My client a leading social housing DLO are currently seeking an senior surveyor to join thier books on a 6 month FTC.
The Main Purpose of the role:
Manage delivery of a diverse professional surveying and maintenance delivery function to maintain
managed properties, meet statutory and corporate requirements, stakeholder priorities and best practice.
Ensure all Disrepair work flow meets Lewisham Homes’ regulatory and policy requirements and is integrated within the broader Property Services and wider Directorate functions.
Ensuring quality and value for money
Ensure post inspection are completed on repairs work and acted upon in accordance with policy and procedures to ensure that Surveyors are fully utilised and all reactive repairs works are carried out to the required standard and that quality and value for money issues are demonstrated.
Support the Head of Repairs to monitor, manage and control the direct labour team and external contractors to ensure compliance with any contracts or service level agreements in place with the contractor(s).
Undertake surveys, prepare schedules and any contract specification documents or amend existing
documents to reflect any changes or enhancements to the existing repairs service.
Identify and provide solutions to areas of underperformance by contractors in relation to quality and
quantity of work undertaken
Develop, monitor and review the Disrepair Service
Ensure that disrepair claims notices are dealt with swiftly and effectively to ensure remains in a strong legal position, working closely with Legal Advisors in the management of claims.
Ensure Surveyors provide expert advice on building related matters, and are able to act
as expert witnesses in cases of disrepair litigation.
Act as the lead point of contact and communication for matters relating to disrepair including
contact with other teams, sections, groups, Members, Local Authorities, Central Government and
other relevant bodies.
Keep abreast of all relevant procedural, legislative, good practice and current professional
standards, ensuring appropriate application. Apply strong technical knowledge of relevant
legislation, legal documentation and court procedures, ensuring that relevant legislation is adhered to by all staff.
Arrange for inspections to be carried out pre, mid and post completion of works to ensure delivered services in line with their repairing obligations, court orders and enforcement notices.
With the support of the paralegal, drive cases through to completion through effective case management and manager of solicitors
Develop and maintain effective working relationships with all internal and external customers
Work with and develop existing partnerships with Councillors, Agencies and other external bodies.
Develop and implement effective resident engagement, reporting regularly on performance to
Panels, Boards and Residents groups as required.
Build effective professional relationships, management and reporting structures with third party
consultants and contractors to ensure best value for money is achieved for Lewisham Homes
Work collaboratively with the wider Property Services Team and other Directorates to ensure
services provided to residents are consistent, of exemplar standard and compliant with legislation
and regulatory requirements
Lead, develop, mentor and coach the Repairs Surveying function
Oversee the day to day management of surveying and technical staff, including the distribution of
workload across the teams.
Set clear objectives and facilitate appropriate development opportunities in order to motivate and
enhance the skills of the team (and wider staff) to achieve a consistent, seamless service to the
Provide training and any required support tools in order to coach and equip individuals with
appropriate business knowledge and skills. Establish the team as a centre of excellence for legal
Disrepair and Voids, staying abreast of legislative changes
Manage any performance related issues in a professional, proactive and effective manner,
supporting other managers with escalated incidents
Maintain excellent customer service in all areas of work and ensure continued personal development
